Large-scale powered land in Alabama for AI and HPC tenants: ~2,000 contiguous upland acres under contract, with 600 MW of Alabama Power service in 24 months and a path to ~1 GW at full build. ALTA and wetland surveys are complete, the site sits in an attainment area with a short air-permit process, and up to 20 million gallons a day of water supports a closed-loop cooling design.
What sets Sirius 1000 apart is the hybrid power model: Energy Transfer gas lines near the site allow behind-the-meter generation to lead the grid, with ~300 MW targeted by Q3 2027 and first power indicated for 2H 2027 — well ahead of a grid-only timeline. Indicative gas-backed capacity in 2027–28 bridges to grid service from 2029. The 600 MW utility figure is verbally confirmed and the 2027 power date is indicative, pending the utility service agreement and PSC approval. Full site data, exact location and owner introduction are shared under NDA once both sides agree to connect.
Site, entitlements and counterparty details are confirmed by Ax3 before any introduction.
